ANALISIS PERBANDINGAN BIAYA DAN WAKTU PEMBANGUNAN RUMAH TOKO (RUKO) ANTARA STRUKTUR BETON DENGAN STRUKTUR BAJA (Lokasi Studi : Jln. Raya Sading Kabupaten Badung)

Abstrak

Rumah toko (ruko) adalah sebutan bagi bangunan yang memiliki ciri khas bertingkat antara dua hingga lima lantai. Lantai ruko bagian bawah digunakan sebagai kegiatan usaha ataupun semacam kantor sementara lantai atas dimanfaatkan sebagai tempat tinggal. Sejalan dengan pemilihan lokasi biaya dan waktu pembangunan ruko sangatlah diperhitungkan pada saat perencanaan sebuah ruko. Faktor yang berpengaruh pada biaya dan waktu pada pembangunan ruko yaitu dari segi material yang digunakan. Pada tugas akhir ini bertujuan untuk mengetahui metode pelaksanaan, biaya, dan waktu dalam pembangunan sebuah ruko yang menggunakan struktur beton maupun sturtur baja. Acuan untuk menghitung perbandingan waktu pelaksanaan dan biaya kontruksi dengan metode penjadwalan dan penyusunan anggaran biaya berdasarkan harga satuan pekerja (HASP) 2022. Perhitungan penjadwalan diperoleh dari produksi peralatan perhitungan kapasitas tenaga kerja untuk pekerjaan tertentu seperti struktur balok, kolom, dan pelat. Berdasarkan hasil analisa perhitungan biaya dan waktu pelaksanaan diperoleh biaya total untuk struktur beton sebesar Rp 403.788.068,64 dengan waktu pelaksanaan proyek 9 minggu sedangkan biaya total untuk struktur baja sebesar Rp 643.125.525,16 dengan waktu pelaksanaan proyek 7 minggu.

Abstract

A shophouse is a term for a building that has characteristic of graded between two until five floors. The lower floor of the shophouse is used for business activities or a kind of office, while the upper floor is used as a residence. In line with the location selection, the cost and time to build a shophouse are important to account when planning a shophouse. Factors that influence the cost and time of building a shophouse is from the terms of the material used. In this final project, the reference to calculate the comparison of construction time and costs is using the scheduling method and preparing a cost budget based on the unit labor price (HASP) 2022. Based on the results of the analysis of cost calculations and implementation time, the total cost for concrete structures was Rp. 403,788,068.64 with a project implementation time of 9 weeks, while the total cost for steel structures was Rp. 643,125,525.16 with a project implementation time of 7 weeks.
