Pasar merupakan salah satu sarana penggerak perkembangan perekonomian masyarakat. Banyak kegiatan yang dapat dilakukan di pasar, salah satunya kegiatan perekonomian jual-beli barang. Pasar Taman Sari Merta yang berlokasi di Kerobokan, Kecamatan Kuta Utara, Kabupaten Badung memiliki permasalahan yang ada di lapangan yaitu terbatasnya lokasi pedagang yang tidak tertata dengan baik. Salah satu pemecahan masalah tersebut adalah dengan melakukan pembangunan pasar. Adapun rumusan masalah antara lain Berapakah besar biaya yang dibutuhkan pada pembangunan Pasar Taman Sari Merta dan bagaimanakah kelayakan aspek finansial pembangunan Pasar Taman Sari Merta. Pada penelitian ini penulis bermaksud menganalisis pembangunan Pasar Taman Sari Merta dengan menggunakan metode dan parameter- parameter yang berkaitan dengan aspek finansial. Dengan menghitung rencana anggaran biaya pembangunan Pasar Taman Sari Merta dan menganalisis aspek finansial pembangunan pasar dari kriteria investasi NPV (Net Present Value), Net B/C (Net Benefit Cost Ratio), IRR (Internal Rate Of Return) dan PBP (Pay Back Period) serta analisis terhadap sensitivitas investasi. Hasil dari penelitian ini diperoleh biaya pembangunan Pasar Taman Sari Merta sebesar Rp. 4,051,200,000.00. Serta hasil analisis finansial Pasar Taman Sari Merta dari kriteria Investasi NPV sebesar RP. 208.048.496. > 0, (Layak), Net B/C didapat sebesar 3,37 > 1 (Layak), IRR didapat sebesar 15,89% > 12% (Layak), Payback Period di dapat sebesar 10 Tahun, 8 Bulan, 4 Hari < 15 tahun (Layak), Analisis Sensitivitas terhadap investasi di dapat sebesar Rp. 3.168.436.359,48, pendapatan sebesar Rp. 5,142,012,136.66, pengeluaran sebesar Rp. 8.310.448.496,14, terhadap suku bunga sebesar 15,89%.
Abstract
Traditional market is one of the driving forces that moves the economic development of the society. Many activities can be carried out in the traditional market, one of which is the act of buying and selling. Taman Sari Merta Market, which is located in Kerobokan, North Kuta District, Badung Regency has problem in regards to insufficiency and poorly organized place for the vendors. One solution to this problem is to make a redevelopment of the market. The formulation of the problem includes how much does the construction of the Taman Sari Merta market cost and how is the financial feasibility of the redevelopment of Taman Sari Merta market. In this study the author intends to analyze the redevelopment of the Taman Sari Merta market using methods and parameters related to the financial aspect. By calculating the budget plan for the redevelopment of the Taman Sari Merta market and analyzing the financial aspects of market redevelopment from the NPV (Net Present Value) investment criteria, Net B/C (Net Benefit Cost Ratio), IRR (Internal Rate Of Return) and PBP (Pay Back Period) as well as investment sensitivity analysis. The results of this study stated that the cost of Taman Sari Merta market redevelopment is Rp. 4,051,200,000.00. Furthermore, the results of the financial analysis of the Taman Sari Merta market from the NPV investment criteria is RP. 208.048.496. > 0, (Eligible), Net B/C is 3,37 > 1 (Eligible), IRR is 15,89% > 12% (Eligible), Payback Period is 10 Years, 8 Month, 4 Days < 15 years (Eligible), Sensitivity Analysis on investment in the amount of Rp. 3.168.436.359,48, revenue of Rp. 5,142,012,136.66, spending Rp. 8.310.448.496,14, for an interest rate of 15,89%
