ANALISIS PERUBAHAN WAKTU PENYELESAIAN PROYEK AKIBAT TERJADINYA CONTRACT CHANGE ORDER (STUDI KASUS: PEMBANGUNAN GEDUNG LT.III (6 RKB, TANGGA) SDN 2 PANJER)

Abstrak

Pada pelaksanaan sebuah proyek konstruksi sering dihadapkan pada permasalahan yaitu terjadinya ketidaksesuaian dengan rencana yang lazim disebut dengan perubahan pekerjaan (change order). Dalam Penelitian ini proyek yang dijadikan sebagai studi kasus adalah Gedung Lt.III (6 RKB, Tangga) SDN 2 Panjer, Dimana pada tahap pelaksanaannya diketahui terjadi Contract Change Order pada beberapa pekerjaan yaitu pengurangan volume pekerjaan sehingga perlu dilakukan analisis untuk mengetahui perubahan waktu penyelesaian proyek akibat terjadinya Contract Change Order. Pada penelitian ini metode yang digunakan adalah metode deskriptif, yaitu metode untuk memecahkan suatu masalah yang ada dengan cara mengumpulkan data, disusun, dijelaskan, diolah dan dianalisis sehingga diperoleh hasil akhir. Hasil akhir ini kemudian digunakan sebagai bahan untuk mengambil kesimpulan dari pemasalahan yang ada. Adapun data - data yang digunakan diperoleh dengan metode deskriptif kuantitatif yaitu Rencana Anggaran Biaya (RAB), Time Schedule, laporan mingguan dan Analisa pekerjaan. Berdasarkan hasil analisis diketahui ada beberapa pekerjaan yang mengalami Contract Change Order, yaitu dari pekerjaan Pas. Dinding batako lantai 1 sampai dengan finishing lantai 1, dari pekerjaan yang mengalami Contract Change Order menyebabkan terjadinya pengurangan volume total pekerjaan dan perubahan waktu penyelesaian proyek, yang dimana pengurangan volume setelah adanya Contract Change Order sebesar 496,19 dengan volume terbesar berada pada pekerjaan Pas. Dinding batako dengan volume 104,72 dan waktu penyelesaian proyek yang seharusnya selesai pada tanggal 9 Desember 2021 menjadi tanggal 2 Desember 2021.Sehingga dapat disimpulkan bahwa adanya beberapa pekerjaan yang mengalami Contract Change Order yang menyebabkan terjadinya pengurangan volume dan perubahan terhadap waktu penyelesaian proyek yang diketahui maju 7 hari dari waktu yang telah diperkirakan.

In this research, the project used as a case study is the 3rd floor building (6 RKB, Tangga) SDN 2 Panjer, where at the implementation stage it is known that a Contract Change Order occurred in several jobs, namely a reduction in the volume of work so it is necessary to do an analysis to determine changes in the project completion time. as a result of the Contract Change Order. In this research, the method used is descriptive method, which is a method to solve an existing problem by collecting data, compiled, explained, processed and analyzed in order to obtain the final result. This final result is then used as material to draw conclusions from the existing problems. The data used were obtained by quantitative descriptive methods, namely the Budget Plan (RAB), Time Schedule, weekly reports and job analysis. Based on the results of the analysis, it is known that there are several jobs that have experienced a Contract Change Order, namely from Pas work. Brick walls from the 1st floor to the finishing of the 1st floor, from work that underwent a Contract Change Order caused a reduction in the total volume of work and a change in the project completion time, where the volume reduction after the Contract Change Order was 496.19 with the largest volume being in the Pas work.
